Frequent Questions and Answers

 

 

 

1. Q. When was Triangle Properties Established?

 

A. May 1992 in Beverly Hills, California

 

2. Q. Who was the founder?

 

A. Daniel Ettedgui

 

 

3.Q.Who was the broker?

 

A. Was an still Daniel Ettedgui in Florida and California. In New York, as of today, Matthew Grenblatt.

 

4. Q. How do I join TP?

5. Q. What type of split can I get?

 

A. From 70-100% split according to my previous year earnings, but w/ the understanding that no matter what $19,500 per year will be the max. that I will pay if I join TP.

 

6. Q. Is there a desk fee?

 

A. Providing that there our desks and private offices available at any location, there are no desk fees. But only a small processing and trans. Fee of $295.00 at closing which I can even charge to the client if I choose to do so.

 

7. Q. What if I choose not to charge my client?

 

A. Since the $295 will cover error and omission and administration fee if I choose not to charge the client I then agree per contract to be deducted for that amount from my commission.

 

8. Q. What is profit sharing and override?

 

A. On every agent that I help to recruit I will get a 5% override on all incomes. This may cover my commission fees and I may never have to pay my broker any fees.

 

9. Q. What if I start in the middle of the year and not January 1?

 

A. Of course I will prorate my commission fee per year from the $19,500 base per year.

 

10. Q.Do I have to show my previous 1099 income?

 

A. No I do not, but I will start at 70% split again w/ the understanding that I will not pay more than $19,500 per year.

 

11. Q. What happens if I have a listing or a contract (offer accepted)?

 

A. I should immediately submit all of the paper work and with the file complete including all forms and disclosures to the transaction coordinator desk or if I have any questions for a document missing in a file I shall contact transactions@triangleproperties.net Please note: all good faith deposit checks should be payable to Triangle Title Company, if client choose to us the services of triangle Title Company of Florida. Please remember that the name of the Title Company in New York may vary because often the escrow holder may be simply the attorney and not the title company. And in California, an escrow state, and thus a list a list of escrow companies which are not affiliated with The Triangle such lists are available through the office by calling the California office.

 

12. Q. What is Triangle Title Company (TTC)?

 

Triangle Title Company is an in-house title company for the state of Florida. The escrow closing and title is supervised by a full time attorney that is responsible for and follows up on every closing in the state of Florida only. As for New York, the title company has no affiliations with The Triangle, but we do have an in-house attorney to handle the closing and the closing only. Again in the state of New York and California all checks and deposits for any transactions will be in the name of the attorney representing the client in New York or California ( a list is available for you convenience) a list of escrow are available in CA

 

13. Q. What happen if I want to advertise the listing immediately?

 

A. Once I submit all the paper work for the transaction I will contact immediately marketing@triangleproperties.net and choose between many newspapers ad medias, and obtain prices already negotiated on my behalf from T.A.M. so I can pay the lowest amount and to advertise the property listed in the right way.

 

14. Q. Do I have to pay up front ad costs for the advertising?

 

A. If I just started to work for the co and have not showed any performance T.A.M. will probably ask for a deposit or to pay for the ad up front or ask for my credit card to be charged.

 

15. Q. How do I obtain a list of all the media kits and ads available?

 

A. This list or “The Menu” is always update w/ the most current and “in” newspapers from marketing@triangleproperties.net

 

16. Q. What if one of my newspapers is not on the list?

 

A. Anywhere that I choose to see fit to advertise in any language or anywhere in the world, I will present it to T.A.M. and they will set up the design, graphic design w/ all logos and disclosures at a very small fee or no fee at all in certain cases.

 

17. Q. Why do I have to through T.A.M. (Triangle Advertising and Marketing)

 

A. Because it will insure the same look and same vision of the advertising so all ads will be uniform.

 

18. Q. Where do I order my business cards?

 

A. From T.A.M. and T.A.M. only and no way may I choose to print it somewhere else and have a different look on my business cards.

 

19. Q. Can I ad my picture or different logos on m business cards?

 

A. Regardless if I pay for the business card joining TP also means that I agree that my card has to look like one of the company’s but I cannot add any logo that does not belong to the company or any of its affiliated companies. I may add state or federal logo that we are proud to sponsor.

 

20. Q. How and when do I get paid?

 

A. If the money/broker com fee is on our account by Wednesday, and no later than Wednesday the bookkeeping department will release the monies and I should expect to get paid the same Friday of that week.

 

21. Q. How?

 

A. 1.By check, no fee.

 

2. By wire, $15 fee will be deducted

 

3. By reg. mail no fee

 

4. By Fedex $30 fee

 

22. Q. What happens if I have a licensed assistant, spouse or a partner that I team up with?

 

A. To ensure that legally and correctly the licensee is registered with TP the company considers every licensee affiliated with the Triangle a full responsible and productive agent. As such he or she should be also liable for the same fee.

 

23. What if I need for sale signs, open house signs, flags or any materials to market the properties that I want to sell?

 

A. All signs must be ordered through TAM and will be installed through TAM as well. If I want to personalize signs T.A.M. will do so and will charge me later if I want to use a regular TP sign for any transaction TP will order and install the sign for free on the property. When the transaction is over by expiration or closed sale I shall be a responsible agent and bring back the sign to the office or I will get an invoice from TAM for the cost of the sign.
